Roof Replacement for Timnath Homes

Timnath was incorporated on June 29, 1920, and became a home-rule town on November 7, 2006, with a council-manager government. For most of its history it stayed small. The 2020 Census counted 6,487 residents, and the Census Bureau's estimate for July 2025 is about 11,600.

That pace changes what a roof job looks like. Many homes here are young enough that the first re-roof is still ahead, and that first one often follows a hailstorm rather than old age. The Town issues its own building permits, so the Fort Collins rules you may have read about don't automatically carry over.

How Timnath's Housing Boom Shapes Its Roofs

The Town's 2023 financial report says the number of households rose 93.9% between 2018 and 2022, and Timnath issued 327 new residential building permits in 2023 alone. Census figures show 82.6% of homes are owner-occupied, with a median owner-occupied value of $730,100.

Newer roofs bring their own questions. Keep the builder's paperwork handy, since it may name the original shingle and any warranty still in force. If your subdivision has an HOA, ask whether it approves shingle colors or materials before you sign anything.

Older buildings still stand too. Timnath belongs to the Colorado Main Street Program, and its Timnath Main Street effort includes the adaptive reuse of Old Town buildings, where roofs may be decades older than those in the new neighborhoods.

Roof Work Covered in Timnath

  • Full replacement. For a first tear-off on a newer home, ask the roofer to note the decking's condition in writing. Full roof replacement
  • Hail and wind claims. Your roofer's job is the evidence and the price; agreeing on the payout is up to you and your insurer. Storm and hail damage
  • Metal roofing. A higher-value home may justify standing-seam steel. Check any HOA rules first. Metal roof replacement
  • Impact-rated shingles. Many owners choose them for a possible insurer discount; ask what the Town's code calls for. Shingle roof replacement
  • Spot repairs. A young roof with a few torn shingles may need a repair, not a new roof. Roof repair

Timnath Weather, Hail and the 2008 Tornado

We found no official storm record that names Timnath, so here are the closest verified events. On May 22, 2008, an EF-3 tornado with peak winds of 165 mph tore through nearby Windsor, CO, according to the National Weather Service in Boulder. Its 24-mile path damaged about 850 homes, and hail up to baseball size fell with it.

At the county level, Larimer and Weld were among the counties struck by the Front Range hailstorm of May 8, 2017, per NOAA records. Statewide, the damaging hail season runs mid-April to mid-September, and Colorado ranks second for hail claims (Colorado DHSEM).

Who Issues Timnath Roofing Permits

The Town of Timnath Building Department handles building permits, and "re-roof" is listed as a permit type on its application. The office is at 4750 Signal Tree Drive; call (970) 224-3211 or email buildings@timnathgov.com. SAFEbuilt carries out the Town's inspections at (970) 674-1036 and answers code questions at (970) 686-7511.

Fort Collins's City license and its Class 4 rule are City requirements, and Timnath sets its own code. Ask your roofer to confirm with the Town what it expects from the contractor and the shingles on your job, and get that answer before the contract is signed.

Timnath Roof FAQs

Where do I get a re-roof permit in Timnath?

From the Town of Timnath Building Department at 4750 Signal Tree Drive, (970) 224-3211. Re-roofing is a listed permit type on the Town's application. In most cases your roofer pulls the permit and books the SAFEbuilt inspection, but it's worth confirming that in the contract.

Does Timnath follow the Fort Collins Class 4 rule?

Not automatically. The 50% rule belongs to the City of Fort Collins, and Timnath adopts its own building code. Ask the Town or your roofer what applies to your home. Even where it isn't required, many insurers offer a discount for impact-resistant shingles.

My house is only a few years old. Could it need a new roof?

It can, mainly after hail. Age isn't the only factor. A free inspection tells you whether the damage is cosmetic, repairable or worth a claim. If it's a claim, the roofer records and prices the damage while you work out the settlement with your insurer.

Can a roofer cover my deductible?

No. Under C.R.S. 6-22-105, it's against Colorado law for a roofer to advertise or promise that it will cover even part of your deductible, whether by paying, waiving or rebating it. An insurer may ignore an estimate from a roofer who does, so treat that offer as a reason to walk away.
